What we check before you sign

Four checks, in this order. They are the service, and we publish them because the value of this work is entirely in what it finds.

  1. Who actually owns it. The apparent owners, and any possessors or holders that create risk or force special terms into the negotiation.
  2. What is registered against it. Liens, limitations, annotations and anything else that stands in the way of the acquisition.
  3. Title study and the property’s history. The chain of previous owners, and the current owner against SARLAFT listings and criminal, misdemeanour and disciplinary records.
  4. The contracts. The promise agreement and the clauses of the public deed, drafted so the conditions protect your legal and financial position.

Once the checks are clear, we are at the closing before the corresponding Notary, we see the subsequent registration through at the Office of Public Instruments Registration, and we accompany the handover of the property. And if what you have is no longer a purchase but a dispute — a promise agreement that was broken, a condominium conflict, a deposit nobody is giving back — we take those on too, but it is a different service: say so on the form and we will assign you to the right team.

And what should stop a purchase

Published for the same reason as the fee: finding out after the deed is expensive, and none of it can be undone.

  • A Certificate of Freedom and Tradition showing mortgages, liens or limitations that were never cancelled
  • An unsettled estate anywhere in the chain of title
  • Any history that raises a risk of asset forfeiture over the property
  • Family patrimony or a housing encumbrance still registered against it
  • A current owner who appears on SARLAFT listings
  • For foreign buyers: funds brought into the country without reporting the investment as foreign direct investment — that registration is what makes repatriation of the money possible later

What it costs, and how long it takes

Published, not quoted on request. Two separate things, and the difference matters: our professional fee, and what the transaction itself costs — charged by the notary, the registry and the department, never by us.

Three of the four are percentages of the price, so the amount is your purchase price — not a figure we can print. Cancelling a family patrimony, a housing encumbrance or a mortgage carries its own costs on top.

None of this is part of our fee. These amounts are paid to the institutions and third parties that charge them — not to us, unless you ask us to handle the payments for you.

  • Por el Titular, quien deberá acreditar su identidad en forma suficiente por los distintos medios que le ponga una disposición de el responsable.
  • Por sus causahabientes, quienes deberán acreditar tal calidad.
  • Por el representante y/o apoderado del Titular, previa acreditación de la representación o apoderamiento.
  • Por estipulación a favor de otro o para otro.
  • Los derechos de los niños, niñas o adolescentes, se ejercerán por las personas que estén facultadas para representarlos.

 

6.2. DERECHO DE ACCESO:

Periodicidad: Al menos una vez cada mes calendario y/o cada vez que existan incluidas sustanciales de las Políticas de Tratamiento de la información que motiven nuevas consultas.
